Broadway Commons $100M Redevelopment Project

While our primary focus has been on the Sunrise Mall Massapequa redevelopment, I wanted to share an exciting update about another major project on Long Island – the $100 million redevelopment of Broadway Commons in Hicksville.
Key Points of the Redevelopment:
- Demolition: The project involves demolishing the shuttered 300,000-square-foot Macy’s store and about 100,000 square feet of the mall’s interior to create an open-air concept.
- New Additions: A new 100,000-square-foot store with gasoline service and electric vehicle charging stations will be introduced. The redevelopment will also feature new restaurants with outdoor seating and additional experiential and entertainment tenants.
- Improvements: Internal roadway upgrades, new way-finding signage, enhanced security with new lighting and cameras, and new landscaping and open spaces are part of the plan.

It All Started With A Thunderbird

The roar of engines might have alerted Massapequans that something was going on at Sunrise Mall Massapequa on Sunday, June 11. The bright morning sun reflected off the hoods of over 500 cars, gathered in the parking lot for the fourth-annual Blue Angel Car Show. Thousands of spectators roamed this impressive display, but many would not know that this incredible community gathering all started with a single blue Thunderbird and a family who experienced a tragic loss.
Brittany Marie grew up in East Meadow. From her house on the corner, she would sit on the porch and wave as her neighbor passed by in a light blue Ford Thunderbird. Brittany’s mother, Carrie, would often sit with her. One day, when Brittany was around eight or nine years old, she asked, “Mommy, can you own that one day? I really love that car.” The Thunderbird, which was the exact color of Brittany’s eyes, had her spellbound. Carrie promised that, yes, one day she could work and save up the money to get one of her very own. Click here for the article.
Sunrise Mall Hosts Fourth Annual AFSP Blue Angel Car Show
Annual Event at Sunrise Mall Massapequa Benefits the American Foundation for Suicide Prevention June 21st, 2023.
Urban Edge Properties, Owner and Operator of Sunrise Mall Massapequa, hosted the Fourth Annual AFSP Blue Angel Car Show, which attracted a record 512 vintage cars and more than 2,000 spectators. The show, which is recognized as one of Long Island’s largest car shows of the year, benefitted the American Foundation for Suicide Prevention (AFSP) Long Island Chapter: Team Brittany Marie raised a record of over $30,000.
Event organizer, Carrie Aronson, created the show in honor of her daughter, Brittany, who she lost to suicide at the age of 14. From the time Brittany was 8 years old, she would look out their home window in awe of the neighbor’s blue Thunderbird and longed to own the car one day. To read the full article, follow this link
Sunrise Mall Massapequa to Host 4th Annual AFSP Blue Angel Car Show Sun., June 11
Urban Edge Properties, Owner and Operator of Sunrise Mall Massapequa, announced they will once again host the Fourth Annual AFSP Blue Angel Car Show on Sunday, June 11.
The one-day event, which will take place from 9:00 a.m. – 2:00 p.m. in the property’s south parking lot adjacent to Macy’s, will benefit the American Foundation for Suicide Prevention (AFSP) Long Island Chapter: Team Brittany Marie. “Long Island Retail Enters New Era With Pending Closure of Sunrise Mall”
Sunrise Mall Massapequa has been a fixture in the area since opening some 50 years ago, but it looks like the sun is finally setting on this shopping center that has served generations. Urban Edge Properties and its partners acquired the 1.2 million-square-foot, two-story mall on 77 acres on Jan 4, 2021. It says leases are not being renewed. As LI Massapequa Sunrise Mall faces closure, its fish need a new home
MASSAPEQUA, NY — The new owners of the Sunrise Mall Massapequa are letting the leases with the mall’s current tenants expire as part of the company’s plan to revitalize the shopping center.
The mall’s owners, Urban Edge Properties, said the move was designed to keep the Sunrise Mall a “positive economic force in the community.” Allowing the leases to expire will give Urban Edge more options for redevelopment but will also push the stores there to new locations — or out of business.
